Public Report (Arizona Subdivisions)

A disclosure document issued by the Arizona Real Estate Commissioner after a subdivider files a notice of intent for subdivided lands (six or more lots under 36 acres each, plus condominiums) or unsubdivided lands (six or more parcels of 36 to under 160 acres). The subdivider must give each initial buyer a copy and get a signed receipt before the buyer signs an offer. A sale without it is rescindable by the buyer, with suit due within three years. It is not an approval of the project.

Exam tip
Six makes a sub; 36 and 160 set the fences. The report applies to initial sales by the subdivider, not a homeowner's resale.
Example
A rancher divides 300 acres into eight 37.5-acre parcels. That is unsubdivided land, so he needs an ADRE filing and public report before selling.
