Consumer Guide to Agency Relationships (Ohio)
The Consumer Guide to Agency Relationships is the required Ohio document that delivers a brokerage's written company policy on agency. It explains the relationships permitted, whether the firm may act as a dual agent or use split agency, its cooperation and compensation policy, and that a buyer's broker represents the buyer even if paid by the seller. Sellers get it before advertising or showing; purchasers get it before the earliest of prequalifying, requesting financial information, a private showing, discussing or submitting an offer, or signing an agency agreement.
- Exam tip
- The Guide comes early, at first substantive contact; open houses are excused but private showings are not. Do not confuse it with the Agency Disclosure Statement, which is due when the offer is prepared.
- Example
- A buyer met at an open house later emails asking about payments, and the agent asks about income; the agent must disclose agency status by email and hand over the Guide at the first in-person meeting.
