Designated Client Representative (Rhode Island)

A designated client representative is a Rhode Island affiliated licensee appointed by the principal broker to represent a buyer, seller, tenant, or landlord after the party gives informed written consent on the mandatory relationship disclosure. Only that licensee owes client duties such as promoting the client's best interests and protecting confidential information during and after the relationship. When different licensees of one firm represent opposite sides, all parties get written notice of an inherent conflict, and the principal broker serves as transaction coordinator.

Exam tip
Two licensees from one firm on opposite sides is not dual facilitation; it is two designated client representatives with the principal broker as transaction coordinator. A dual facilitator is one licensee assisting both.
Example
A principal broker appoints Jon for the seller and Kara for a buyer on the same house, gives both parties written conflict notice, and acts as transaction coordinator.
