Relationship Disclosure (Wyoming)
A Wyoming licensee must give a written relationship disclosure before engaging in any discussion or arrangement incidental to a transaction and before any written agreement; open house showings, preliminary conversations, and requests for factual information do not trigger it. It describes all permitted relationships, states that compensation is negotiable, conspicuously lists duties an agent owes that an intermediary does not, and states that customers get no confidentiality. It must be in at least 12-point type. No representation agreement is valid until the acknowledgment is signed or a refusal is documented.
- Exam tip
- 'Open, Prelim, Facts: free. Anything more: disclose.' 'The party who pays is the client' is false; payment does not create agency.
- Example
- A seller asks what a nearby house sold for, then asks what listing strategy to use at $480,000; the second question requires the written disclosure first.
